Land is where the value in real estate all began. When investigating land there is actually much more due diligence required than with buying or selling a home.  This requires in-depth knowledge about development issues that include zoning, sources of water, sewage and septic systems, land surveying, geotechnical questions, road and access development, sources of power, just to mention a few.  A piece of land that does not have satisfactory resolution of all of these issues may be worth very little no matter how lovely the site may be.
